JoCoTaxAppeal LLC ("Company," "we," "us," or "our") is a document preparation service that helps Johnson County, Kansas property owners prepare informal appeal packets for submission to the Johnson County Appraiser's Office. We are not a law firm, and nothing on this website or in any document we generate constitutes legal advice.

By accessing our website at jocotaxappeal.com or purchasing any of our services, you ("User," "you," or "your") agree to be bound by these Terms of Service. If you do not agree, do not use our services.

JoCoTaxAppeal provides the following document preparation services:

• Self-File Package ($99): An AI-assisted appeal packet including a comparable sales analysis report, a protest statement letter, pre-filled appeal form guidance, a location map, and a step-by-step filing guide.
• Full Service (coming soon): Assisted filing and hearing representation services, subject to separate terms at time of purchase.

All services are limited to properties located in Johnson County, Kansas. We do not currently support appeals in other counties or states.

JoCoTaxAppeal LLC is a document preparation service, not a law firm. We do not provide legal advice, legal representation, or tax advice. The documents we generate are informational tools to assist you in presenting your own appeal.

You are responsible for reviewing all documents before submission. If you have questions about your legal rights or the appeal process, we encourage you to consult a licensed Kansas attorney or certified public accountant.

We make no guarantee, warranty, or representation that using our services will result in a reduction of your property assessment or tax bill. The outcome of any appeal depends on many factors outside our control, including the evidence available, the judgment of the county appraiser, and market conditions.

Any estimated savings shown on our website are illustrative approximations based on historical data and current mill rates. Actual results may differ materially. Past results of any individual are not indicative of future outcomes.

Payment for the Self-File Package is $99 (USD) as a one-time charge processed securely through Stripe. You will be charged at the time of purchase. We do not store your credit card information.

All prices are subject to change. The price in effect at the time of your purchase governs your transaction.

Due to the custom, on-demand nature of our documents, all sales are final. Your appeal packet is generated immediately upon purchase and is specific to your property. If you have a problem with your order, email us at info@jocotaxappeal.com and we'll make it right.

By using our services, you represent and warrant that:

• You are the owner of record, an authorized agent of the owner, or otherwise legally authorized to file a property tax appeal for the property in question.
• The property address and all information you provide is accurate and complete to the best of your knowledge.
• You will review all generated documents before submission and will not submit documents you know to be false or misleading.
• You understand and accept that filing deadlines are your responsibility. JoCoTaxAppeal is not responsible for missed deadlines.
• You are at least 18 years of age.

All content on jocotaxappeal.com — including text, design, graphics, software, and the structure of our appeal packets — is the property of JoCoTaxAppeal LLC and is protected by applicable copyright and intellectual property laws.

The documents we generate for you using your property data are licensed to you for personal use in connection with your own property tax appeal. You may not resell, redistribute, or use them on behalf of third parties without our prior written consent.

We collect the property address and email address you provide, as well as standard server logs. We use this information solely to provide and improve our services. We do not sell your personal information to third parties.

Property data displayed in the app is sourced from publicly available Johnson County records. We do not warrant the accuracy or completeness of third-party data.

Comparable sales data provided through our service is for informational purposes only. It does not constitute an appraisal, broker price opinion, or legal advice, and should not be relied upon as such. Comparable sales are derived from publicly available county records and may not reflect all relevant market factors.

JoCoTaxAppeal LLC makes no representations or warranties as to the accuracy, completeness, or fitness of comparable sales data for any particular purpose. Selection of comparable properties involves judgment and the county appraiser may weigh comparables differently than our analysis. We do not guarantee any specific outcome from use of this data in a tax appeal.

Our services are provided "as is" and "as available" without warranty of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the service will be uninterrupted, error-free, or free of viruses or other harmful components.

To the maximum extent permitted by applicable law, JoCoTaxAppeal LLC and its members, officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of our services.

In no event shall our total liability to you for any claim arising from these Terms or your use of our services exceed the amount you paid us for the specific service giving rise to the claim.

You agree to indemnify, defend, and hold harmless JoCoTaxAppeal LLC and its members, officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or in any way connected with your use of our services, your violation of these Terms, or your violation of any third-party rights.

These Terms are governed by and construed in accordance with the laws of the State of Kansas, without regard to its conflict of law provisions. Any dispute arising under these Terms shall be resolved exclusively in the state or federal courts located in Johnson County, Kansas, and you consent to the personal jurisdiction of such courts.

We reserve the right to update these Terms at any time. When we do, we will update the "Last updated" date at the top of this page. Your continued use of our services after any changes constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.
